Selling property on mortgage and rent-to-buy in Nigeria: how to track installment payments

Installment sales have opened up home ownership for many Nigerians who cannot pay the full price of a property at once. Developers, realtors and individual sellers now offer homes through mortgage arrangements and rent-to-buy schemes, where the buyer pays over months or years. These schemes can be good for business, but they also create a long trail of payments that must be tracked carefully. This guide explains how to keep installment sales organised, from the first deposit to final ownership.

Mortgage and rent-to-buy: what is the difference?

Both schemes spread the cost of a property over time, but they work differently:

  • Mortgage: the buyer usually pays an initial equity contribution, and the balance is repaid over an agreed period, often with the involvement of a lender.
  • Rent-to-buy: the occupant makes regular payments that count towards buying the property, and ownership passes once the agreed total has been paid.

The details vary from seller to seller, so your agreement should set out exactly how payments are applied and when ownership transfers.

Why installment payments are hard to track

A single sale can involve dozens of payments spread over several years. Without a proper system, sellers run into problems such as:

  • Payments recorded across different notebooks, spreadsheets and bank statements.
  • Uncertainty about how much each buyer has paid and what is still outstanding.
  • Missing receipts, which can lead to disputes when the buyer reaches the end of the plan.
  • Staff with access to records they do not need to see.

Because these transactions involve large sums, for example a ₦45,000,000 home paid in quarterly installments, small errors can quickly become serious disagreements.

Start with a clear sales agreement

Every installment sale should begin with a written sales agreement. It should cover the property, the total price, the initial deposit, the installment amount and schedule, what happens if a payment is late and the point at which ownership passes to the buyer. As with any legal document, have a lawyer review your agreement before you use it.

Buyers on long payment plans value clarity too. A well-drafted agreement, shared at the start, answers most questions before they are asked and gives both sides a fixed point of reference if circumstances change.

Recurrent lets you manage sales agreements alongside each buyer’s payment records, so the terms of the sale and the money paid against it are never separated.

Issue installment invoices and receipts

Treat each scheduled installment as its own invoice. That way, the buyer always knows what is due and when, and you can see at a glance which installments are paid, due or overdue. When a payment comes in, a receipt confirms it for both sides.

In Recurrent, installment invoices and receipts are part of the sales workflow, so every payment has a matching record. When a buyer asks for a statement of what they have paid, the answer is already there.

Track payment milestones to final ownership

Long-term sales are easier to manage when you break them into milestones. These might include:

  • Initial deposit received and agreement signed.
  • A set share of the price paid, for example 25%, 50% and 75%.
  • Any agreed handover or occupancy point.
  • Final payment and transfer of ownership.

Recurrent tracks payment milestones through to final ownership, so you and your team can see exactly where each buyer stands. It also makes it easier to give buyers accurate updates when they ask how far they have come.

Listings, inquiries and secure records

Before any installment begins, you need interested buyers. Recurrent lets you publish sale listings and receive inquiries in one place, so leads do not get lost in scattered messages. When an inquiry becomes a sale, you can move straight on to the agreement and the installment plan.

Sales records contain sensitive personal and financial information, so access matters. With role-based access, each team member sees only what their role requires:

  • A sales agent might handle listings and inquiries.
  • An accounts officer might manage invoices and receipts.
  • Senior staff can oversee the full picture across every sale.

This protects buyers’ information and reduces the risk of mistakes.

Sell with confidence

Mortgage and rent-to-buy schemes can help you sell more properties, but only if every payment is tracked accurately from deposit to final ownership. Clear agreements, installment invoices, receipts and milestone tracking keep both you and your buyers confident.
